Rental Fixers is a licensed maintenance and turnover contractor working with property management companies across the Portland metro and Southwest Washington. We cover paint, drywall, flooring, fixtures, electrical and punch work with one crew, so a unit turn is one vendor, one scope and one invoice instead of five.

What managing a portfolio actually needs

• A written scope before work starts. Every job is quoted with description, materials, labor and total, itemised line by line — the document you can forward to an owner without rewriting it.
• One vendor across the trades. Painting, drywall, flooring, fixtures and appliances are handled by our own crew and scheduled in the right order. Specialised plumbing, electrical and HVAC work is coordinated through licensed partners, with us managing access and scope throughout.
• Licensing that covers both states. Oregon CCB 220826 and Washington RENTAF*752CF, both bonded and insured, both publicly verifiable.
• Documentation you can file. Written scopes and itemised invoices that support deposit accounting and owner reporting.

What we handle

• Rental turnovers and make-ready — full unit turns between tenants
• Repairs and ongoing maintenance — work orders and punch lists
• Painting and drywall — prep, patching, texture and interior repaint
• Flooring — LVP, laminate, tile and carpet, including demo and reinstall
• Plumbing, electrical and HVAC — our team assesses and handles routine fixes within our authorised scope; specialised diagnosis, licensed trade work and permit jobs go to appropriately licensed partners we coordinate

Working across the river

Because we hold a Washington contractor registration alongside the Oregon CCB licence, we can take work in Vancouver and Clark County as well as Portland. For managers with property on both sides of the Columbia, that is one vendor instead of two.
